Location

The project is located close to greenery and a short walk from the banks of the Vltava River, in a quiet part of Prague 12 – Modřany, on Hausmannova Street. Here, urban living blends naturally with nature.

The Hodkovičky forest park, Modřany nature park and Píšovický forest are only a few minutes' walk away and offer plenty of opportunities for walks, running and everyday leisure.

Parks and greenery

There are plenty of green corners and parks close to Rezidence Hausmannova, offering opportunities for leisure, running and quiet walks. Cyclists can ride a kilometre down to the river and follow the popular cycle path into the centre of Prague, or head out of the city upstream along the Vltava as far as Vrané nad Vltavou.

Sports activities

Active recreation is complemented by the RAK sports complex, a pétanque court and an inline track nearby. Golf Hodkovičky and the Hamr sport Braník complex are also close by. Nearby is also Rosmarina, which offers beach volleyball courts, footgolf and minigolf, among other things. You can also play table tennis, badminton, croquet and pétanque there, or try archery.

Theatres

For culture you can visit the nearby Na Cikorce Theatre, the Modřanský biograf cinema on U Kina street, the Modřany vineyard with its regular events, or the Modřany community centre.

Schools

The area around Rezidence Hausmannova offers full civic amenities, from nursery schools and primary schools through grammar schools to shops and other services. The Angel and Jahůdka nursery schools and the Angel, Rakovského and prof. Švejcar primary schools are within walking distance. The prestigious Austrian Grammar School is directly opposite Rezidence Hausmannova.

Transport

The city centre is quickly and comfortably accessible by public transport (trams and buses); the journey takes about 15 minutes. Within a few minutes you can connect to the Prague Ring Road by car. There is a bus stop five minutes from the building and the bus ride to Praha-Braník station, with a direct connection to the centre, takes six minutes. A link to the future Nové Dvory metro station on the D line is planned for the area.

Services and shops

The popular Prague district of Modřany offers various shops, restaurants and cafés. Close to the project, on Sofijské náměstí, the mixed-use Galerie Modřany will replace the current Prior department store and the Sofie Mall. Galerie Modřany will consist of two eleven-storey buildings. The commercial section will house a supermarket, shops and services, restaurants and offices. This new modern centre will provide 8,700 m² of retail and office space and extensive parking.
